Old country house with a large plot of land situated near a small forest and a lake in the outskirts of a quiet village 45 km away from Vratsa, Bulgaria.
The property has two floors connected via short external staircase. Each level has an independent entrance. There are four premises downstairs and four more rooms on the second floor. In the last few years the ground level of the building had mostly been used as storage area for different materials such as timber, hay, construction materials, firewood, etc. The second floor is empty, cleared and ready for renovation as it was not used at all. The house is structurally solid and sound but had been empty for almost 15 years and requires renovation and investments in order to be brought back into a livable state.
There is running electricity and water in the property and it also has a free, private water source – a fresh water-well. Currently the owners are using the well to water the field of strawberries planted in one of the corners of the yard.
The property consists of three pieces of land which are united and have wire fence all around the borders. The total area of the land which comes with the house is just little over 6000 sq.m. All of it is regulated land which means that it can be used not only for farming but also for construction after receiving the necessary building permits from the council. The plots can be also divided and sold in a different manner if desired.
The property is located in a quiet spot in the outskirts of the village, in close proximity to a small pine forest and to the fields. This place is suitable for those who want privacy. At the same time the house is within about 5-6 minutes walking distance from the mayor`s office and the post office, two minutes away by car from the main road and within about ten minutes walking distance to the local shop, bar and the village center. There is also a lake about a mile away.
The village is small and quiet and there are several expaths already living here fulltime. People from Poland, Belgium and the Netherlands also own holiday homes here. There is a big and well-developed village with a dentist, church, shops and bars about 5 km away from the house and within 10-15 minutes is the seat of the local council which has a doctor, gas station, car service station, police station, bank office, ATMs, administrative services, pharmacy, bus lines to Sofia, construction material shop, etc.
