Details
Eco Family Home: private home Arempebe, 125 m2 built area, 500 m2 land, beach proximity, Airbnb-suitability
Features and Summary:
It is a ground floor house, in a shape of letter L, constructed out of natural materials and designed to capture predominant winds of the North East, making air conditioning redundant even in hot summer nights. Ecological bricks, sandwich panelled roof, high ceilings and windows that can capture fresh winds make for natural air flow and keeps the ambient temperature pleasant at all times. The positioning of the house is such that you can enjoy private romantic sunsets every evening.
Concept of the House:
The house is inspired by Balian residential architecture, while using predominantly local and natural materials that are suitable for a hot tropical climate.
This unique 125 square meter house contains:
? Master bedroom with Queen sized bed, with spacious and naturally illuminated in suite bathroom.
? Guest bedroom with double bed
? Children’s room with two low single beds
? A cozy varanda where you can enjoy your breakfast or relax in a hammock after a long day of sightseeing.
? Kitchen – Modern with granite counters. It includes high quality cutlery, a toaster, Bialetti Espresso Maker, 1200W blender, brand new cooker and a spacious fridge, and all the cookware necessary to make a gourmet meal.
The ground house is suitable for children, elderly, and people with disabilities. There are no stairs at the premises. There are ceiling fans and mosquito nets in every room and the water for showering is sun heated. The house is situated in a residential area in a tranquil cul-de-sac street. The house layout guarantees maximum privacy and sunny evenings, with the living room being a central point of the house.
Additionally there is a 15 metre water well on the property so we use the well for irrigation. The water for showers is heated by solar tubes. It is recommended that interested buyers make a visit of the property with a proper diligence in order to make an informed decision on whether to proceed with the purchase. We politely expect that the prospective client has the necessary financial means to purchase. It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil. It is thus indispensable to have the proper capital in order to effectuate a purchase.
The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
